2021/22 Recap
Removed old mailboxes after vandalism, and cleaned up entrance
Gave Jesus our landscaper a 15% raise
Ground lights for mailboxes and removed the “totem pole”
Gate batteries, again
Replaced tennis court nets and benches
Collections agency retained to resolve the late dues issue
Dues, late fees, and legal costs were fully collected
Special thanks to Nick for his 18mo of voluntary service as our treasure and for Paul taking over at the last minute to placate the unruly ex-neighbor

Current governing docs are over 40yrs old and not in legal order
This will require a vote by ballot with 75% approval to ratify. The law firm will host a special meeting to discuss
Financial Update: Paul will review last year finances and how things are looking heading into 2022/23
HOA Dues. Paul will followup with an email specifically requesting dues payment and how best to submit (check or bank transfer)

Followups
Christian will contact CalTrans about improving the line of sight when you are at the 17/Vine Hill intersection wanting to turn north or south but trees are partially inhibiting a clear view of oncoming traffic.

I’ve contacted the tennis court company to add pickle ball lines to one of the courts ASAP
Cynthia and Laura will work with a forester to evaluate our options for reducing the fire risk of the “timber preserve”
I will followup with our gate company to get the hinges reset and realignment ASAP
